Chase Opportunity has selected you as the project manager to oversee their latest project – Chase Retail Complex. Chase’s vision is to build four (4) 10,000 square foot buildings (see concept drawing below). Within each building, suite sizes may vary per customer rental agreement (estimating five (5) 2,000 square foot areas per building). Chase has the funds to cover the total project costs and they have already purchased the land for construction. Chase wants to start construction January 2, 2007 and complete the project as soon as possible.

Initiating Phase
Chase Opportunity needed an investment that would have physical assets and would guaranty them monthly returns. Due to the high demand of retail buildings in the area, they, in turn, decided to build four buildings that would house five tenants with each tenant covering a custom made space of 200square foot.
Once the board had selected the investment option, an approved of it through a project charter. The charter contained the expected benefits they intended to reap from the project. It also stated that the project needed to start on January 2, 2017, and that construction process for each building required to be completed thoroughly before construction on the next one began. Each building needed to be subdivided into five major spaces for each client with each customer providing their custom made specifications for implementation. The building should cover an area of 10000 square meters in total. The document also contained the approval certificates and reviews (Gido, J., Clements, J., & Clements, J, 2015).
Planning Phase
The project needed to put up four buildings that would house five tenants each. Each building should occupy a total space of 10000sqft, and each tenant should be given an area of 2000sqft. Two units should be side by side facing the other two units. Roads connecting them should be paved, and the compound should be adequately landscaped.
Architectural designs need to be drawn in conjunction with the tenants, survey operations on the land before site activities for building one commence on January 2, 2007. Partitioning of each of the five spaces should be done according to the clients’ needs. After building one is completed operations should move on to the next building. This entire process will form the baseline plan that will be used in performing phase (Young, T. L, 2013).
Implementing Phase
The said operations in the planning need to be carried out according to the laid out schedule. Operations should commence on January 2, 2007. Each work activity should be in line with the stated timeline and budget allocation. Work should be performed according to the laid out plan strictly. Strict monitoring and control should be implemented in line with the set-out plan so as to guard the entire process against veering off the plan unintentionally without approval.
In case there are changes, they need to be documented, approved and incorporated into the updated baseline plan. This will serve as a document for future reference enabling the manager to foretell future impacts of individual decisions or operations (Brent, A., &Labuschagne, C, 2006).
Closing Phase
The project should be evaluated to see if it has met the previously set objectives. If each tenant is satisfied with their spaces. If not where the deviations occurred, who is responsible and how they can be rectified if possible. Lessons learned should also be identified and documented for future reference. The various project documents should be organized and archived.
