Formula Need for changing criteria

I need a formula that will pull balances for one criteria but then when the criteria changes it will update to pulling by that criteria. I am in Accounting, basically it is a purchase made in one quarter which I want added for the quarter but then if we sell it I wish it to update the Annual from a purchase sub-total to a Sale sub-total.

Here is an example of the worksheet that we are using. I already have a formula at the bottom by quarter that is calculating between the P3 and the P4 criteria but cannot figure out how to do it for the Annual sub-totaling.
