50 (a). Construction Management - It is a process or method of managing various construction activities it's cost and deadline. It contains various stages like planning , costing , estimation, scheduling of construction activities, floating contracts and tenders, managing equipment etc. It contains all the activities starting from initiation of the project to finishing off the project.

(b). Design Build - It simply refers to a single entity or a single contractor who will provide the design as well as will build according to the design proposed by him. This concept saves time as well as cost. It also makes the contractor to be whole sole responsible for any risk .

(c). Design Bid Build - It is a method in which the agency or owner contacts with several contract agencies for designing and construction of a project.

The design is given by a certain agency it is then disscused with the owner , after getting approval from the owner a tender is floated and the contract of building is given to contractor which Fulfills all the criteria, and has the lowest bid. In this method the designing and the building agencies are different.

51.) Assembly estimate basically means to create a single cost for all necessary equipment ,parts and labour for a unit work. For eg, a door assembly includes door, frame, hinges, tower bolt, knob, shims, and nails etc. It also includes quantity of each part requiered to finish the work. When making estimate you can insert the interior door assembly instead of each of the individual parts needed. You only need to then enter the quantity of door assemblies required in the project. With the help of door assemblies , one can calculate the total no of individual parts needed.

52.) Comparing the Project estimate is a difficult task, sometimes the items taken in the estimate are not executed or sometimes some extra items which were not included while framing estimates are executed which results in increase/decrease in cost of project.

53.) Quantity Takeoff is basically the sum of measurements of material and labour required to finish a project. It is done in very detailed manner. It is carried out before construction activity starts. It is done with the help of drawings, on-site measurements, specifications etc. It is also called Bill of Quantities (BOQ).

54.) Retainage is basically a portion of money (a certain percentage of contact amount,say 10%) withheld by client or owner until the project is complete in all respect, according to all specifications. It is given only when the client is satisfied with the work done by the contractor. Due to this the contractor is laible to complete the work as per the direction of client , if client is not satisfied he can deny to give the retainage amount.

55.) Example of specifications can be described as-
